This newsletter is sent to every property owner to inform you of things that are happening in

our community throughout the calendar year. It also serves as a notification that Access Fees
for 2024 are due January 1st.

2024 Newsletter & Access Fee Notice

If you purchased property in 2023 and have not paid your access fees, please remit as soon as
possible. If we have not received payment by December 20th, all outstanding balances will be
forwarded to our attorney for collection. If you are not sure if you are current, please email us
beechviewrecreation@gmail.com.

2024 Access Fee is $275 which is due for the property you own in the Beechview Recreational
Development, Clifton TN. Access Fees are due January 1st, 2024. You owe at least one Access Fee
even if your property is not being used or occupied. Property owners are required to pay an access
fee for EVERY lot they own. If second (etc.) lots are not being used, the access fees will be $125 for
each lot after you pay the initial $275 access fee for the first lot. An occupied lot is defined as a lot
that has a house (being used or not), Travel Trailer, Pop Up, RV, or converted utility trailer on the
lot for more than 2 weeks; you must pay an additional access fee for each one. We will periodically
check to see if there are more campers on the lots then what was paid for, so please pay up front
so no further actions must take place. 

(EX:: 1 lot – 1 camper is $275, 1 lot – 2 campers is $550, 2 lots – 1 camper is $400,

and 2 lots – 2 campers is $550. For any inquiries, please email beechviewrecreation@gmail.com

All payments received after February 1st, 2024, will be assessed a $200 LATE FEE. There will be NO
EXCEPTIONS for late charges on access fee payments received after February 1st, 2024. If we do
not receive payment or receive payment but do not receive the late fee paid after February 1st
,
2024, we will forward the names to our attorney for further legal action, which could result in
liens, and other actions on your property. You will be required to pay ALL legal fees. If for some
reason you believe you do not owe an access fee (sold the property or other reasons) please
contact us immediately in writing stating your claim and we will investigate it.

Please pay by mail (payment slip included) to the following address, or drop in the mailbox, and
make checks payable to B.P.O.A. Please put your lot(s) physical address on the payment so we can
make sure we credit the correct person/lot/parcel. If you don’t know your lot(s) physical address,

contact the 911 office in Waynesboro 931-722-7911. If you change residents or sell your property,
please notify B.P.O.A so we can keep our mailing list up to date.

B.P.O.A Meetings

As per our By-Laws, the Board of Directors has scheduled the first B.P.O.A meeting for
Saturday, April 6th, 2024 and the second Annual Member Feast. The Board of Directors
will meet at 9:00 AM prior to the B.P.O.A meeting at 10:00 AM, location to be
determined. In this meeting, we will be holding elections for the 2024 B.P.O.A Board of
Directors (as per our By-Laws) and upcoming projects. (There are 8 Board of Directors
positions.) There will be a short meeting for the newly elected Board right after the
standard B.P.O.A meeting to elect the 2024 Officers, which consists of the President &
Secretary. The Feast will be from 11:30am – 1:30pm.
We need EVERYONE in our community to get involved so we can continue to make
positive changes that can impact every one of us. If there is one meeting that you can
attend, please plan on attending this one. It has the most information and sets the
direction for the Board for the upcoming year.

The B.P.O.A meetings for the remainder of the year are on the following dates:
Saturday, June 1st, 2024 at 10:00 AM
Saturday, August 3rd, 2024 at 10:00 AM
Saturday, October 5th, 2024 at 10:00 AM

The Bath House
We plan to have the bath house renovated prior to next season. We hope to have it open from April 5,
2024, through October 7th, 2024 (unless communicated differently at one of the B.P.O.A meetings). We
ask that property owners who witness anyone vandalizing the bath house or any property to contact a
member of the Board as soon as possible. If you know anyone that would like to bid on the weekly
cleaning of the bathhouse, please have them submit a bid by the April 6th meeting.

Bath House Cleaning and Grass Cutting Bids for 2024

We are accepting bids for the Bath House cleaning and Grass Cutting for 2024. All bids need to be
submitted prior to 9:00 AM on April 6th, 2024. The scope of the work is defined as followed:

Bath House:
 Clean the Bath House once a week and other times as
directed by the President
 Clean toilets, showers, and sinks
 Sweep and pick up any trash inside the Bath House
and around the dumpster

Grass Cutting:
 Mow all areas at least every other week (other times
as directed by the President
 Mow the right-of-way on Beechview DR, WC Pickett
E & W, Dylan DR, Jett DR, and River Rd
 Mow the entrance gate and sign and the area
around the Bath House and Center section (where
the rental lots used to be)
 Trim around all street signs and entrance area

Boat Dock
Our dock is to be used by Property Owners and their guests to launch their boats. Please load your boat
with necessities prior to launching. If you have a need to park your boat at the ramp, it should not be left
tied up for more than 15 minutes and it should NOT restrict other boaters from using the ramp. The dock
is NOT to be used for swimming, fishing or any other purpose.

Projects Completed
$20,000 placed in a savings account (reserve fund)
Community boat dock and walkways renovated
Entrance gate updated with bigger bearings
Gravel roads graded and gravel added
April BBQ for BPOA owners
Additional signage added: street names, stop, speed limit, and must be 16 years or older to drive on Beechview roads
Smaller dumpsters with weekly pickup vs. large dumpster

Projects slated in 2024
Bath House renovation (women’s side split in half to house men and women’s restroom and showers,
men’s side will be meeting space) Estimated cost $35,000.00. Resurfacing of asphalt roads approved – start
date to be determined (Approx. $10K for the work)

Reminder
All pets must remain on the owners’ property unless on a leash.
Reminder that quiet time is 12:00 AM (Midnight) until daybreak.
Please maintain your property. Grass needs to be mowed at a minimum every 2 weeks.

Boat trailer stickers are available (for property owners only) for the parking area by the ramp. 

NOT VISITORS. They are black and white (no other color is a valid sticker.  Visitors must
return their vehicle and trailer after launching to the owner’s lot that they are visiting.
